Your bid will a bid for the full purchase price of the property only.

Title agent fees (closing costs) are extra.

The title agent charges approximately $500 for title work to provide a General Warranty deed and a title that is free, clear, and insurable.  Taxes are current as of this listing and will be prorated by title agent.
The title agent's fees are the responsibility of the buyer and will be in addition to the full purchase price paid for the property (your bid).
Closing will occur through a title agent at which time final payment will be due, and title to home (i.e., ownership of home) will transfer to successful bidder. 

Purchaser understands and agrees that he/she is purchasing this home in "as is, where is, how is" condition at the time of closing, with NO WARRANTY EXPRESSED OR IMPLIED.  Any representations of this property are simply the opinion of the seller.  Information is not warranted.  All purchasers are responsible for and encouraged to perform their own due diligence.

NOTE:  As part of due diligence, for $95, Bidders may arrange through us a preliminary title search on property through title agent who will handle closing. While it is non-refundable, $75 of this preliminary fee will be credited back to the successful bidder and deducted from closing costs charged by the title agent at closing.  Payment for this service would be due in advance.  This will provide you through an independent third-party a description of any encumbrances on the property. We are not a title agent and cannot do this research or be responsible for providing this information to you.  It is your responsibility to do this on your own or through a title agent.  To take advantage of this service, contact us via email.  We will arrange it for you.  You will be able to submit payment for this service via PayPal.

This is a CASH AUCTION.  When submitting a bid, bidder must have funds on hand to complete the purchase.  This is a speedy closing with no time to arrange bank financing.

THIS AUCTION IS FOR SERIOUS BIDDERS ONLY. Only bid if you are willing to follow through with your obligation. Any winning bidders who do not close will be reported to eBay for buyer misconduct.

CLOSING PROCESS

Upon winning the auction, PURCHASER MUST CONTACT SELLER IMMEDIATELY via phone or email and provide the following:

1. Name to be placed on deed.
2. Phone Number
3. Address to send settlement sheet. 
4. $2,000 non-refundable earnest money deposit in the form of a cashier's check or bank wire transfer.  This deposit must be received within 24 hours of winning the bid.  If the seller has not received funds or heard from the purchaser within this period, the transaction will be considered void, and buyer misconduct will be reported to eBay.

Closing costs are approximately $700 - $900 if you get title insurance - and covers deed preparation, transfer tax etc. Anyone who wants a schedule of closing costs may obtain one from us via email request.  We will gladly send one to you.

Closing of this transaction is within 5 business days after the auction ends.  The balance due must be sent to our title company via cashiers check or wire transfer on or before the closing date.  The balance due is equal to the final sales price, less the $2,000 earnest money deposit plus applicable closing costs to be detailed on the settlement sheet. Our title company will prepare your deed and send the deed to the County to record into your name.  You will receive confirmation that the deed has been sent for recording.

Please ask any questions prior to the auction’s end. There is no time to do so once the auction is over.

NOTE TO BIDDERS: Bidders with Feedback Score of 5 or Less must email Seller immediately with your full name and contact number.
In addition, bidders with a Feedback Score of  5 or less will need to tender $200 good faith money via PayPal upon placing bid to demonstrate that they aren't just fooling around. 
This is refundable only if bidder is unsuccessful. (If successful, this becomes part of the $2,000 EMD referenced above.)
If you do not perform on these requests, we have the right to cancel your bid.
